Form Up Your Own JMB or MC!

Statement by Y.B. Ng Wei Aik, the State Assemblyman for KOMTAR on 23rd of February, 2009 in Georgetown, Penang:

High-rise building owners always face a lot of management problems with the errant developers failed to play their role in helping the owners to apply for strata titles or provide them a good living environment.

Hence, it is important for us to understand the various aspects of the Building and Common Property (Maintenance and Management) Act 2007 (also known as Act 663) and apply it accordingly. Without a proper guidance on the law, all these management issues cannot be solved once and for all.

The State Assemblyman for KOMTAR, Ng Wei Aik together with DAP Socialist Youth (DAPSY) Tanjong and DAPSY Bukit Bendera will be organizing a course on Act 663 on 28th of February, 2009 (Saturday) 9.30a.m. to 4.30p.m. at Auditorium F, Level 5 of KOMTAR.

There are two lecturers for the course, including a prominent lawyer Lee Khai and Secretary of Penang Island Municipal Council Tan Cheng Chui.

Lee Khai is a partner of the legal firm in Penang, Messrs. Ong and Manecksha. He has been in practice since 1994. He mainly handles corporate, property, intellectual property and civil litigation work. He has a particular interest in property development and property management issues.

He will talk on “How to protect our rights as a purchaser?” and its scope covering the difference between Joint Management Body (JMB) and Management Corporation (MC), duties of Commissioner of Building (COB), developers, purchasers and liquidator, decision making process prior to and after the formation of JMB/MC, application of strata titles and legal warfare as the last warfare.

Meanwhile, Tan Cheng Chui will talk on “Practical Solution for JMB/MC Formation” by profiling a variety of case studies after the Act 663 implemented in Penang. Tan Cheng Chui is very experienced in helping the purchasers to establish the JMB for Bukit Jambul Complex, the first of its kind in Malaysia.
